A pool deck coating depends on the concrete or masonry below it. Peeling, bubbles, recurring stains, cracks, standing water, and slick areas are clues that the project needs more than a quick wash and another coat. Documenting those conditions gives the estimator a better starting point and helps you compare preparation and repair—not just price and color.
This checklist is for planning a residential repaint or recoating conversation. It does not identify structural movement, hidden leaks, pool-shell problems, or a guaranteed coating system. Ask qualified professionals to evaluate conditions outside a painter’s scope.
1. Observe the deck dry and after water exposure
Walk the deck on a dry day, then note what happens after rain, normal pool use, irrigation, or cleaning. Mark areas where water ponds, moves toward the house, collects at screen tracks, or remains darker longer than nearby concrete. Photograph each location and record how long the condition lasts.
- Standing water, slow-drying areas, and low spots
- Sprinklers or downspouts that repeatedly wet the deck
- Leaks or overflow near pool equipment, plumbing, hose bibs, or drains
- Cracks, open joints, lifted edges, hollow-sounding or loose areas
- White deposits, rust-colored stains, biological growth, or repeated discoloration
Correct active water sources before coating. A coating can change appearance and surface performance, but it does not re-slope a deck or repair a plumbing, drainage, structural, or waterproofing defect.
2. Map the existing surface and coating

If product history is unknown, say so. The contractor may recommend a test area or additional evaluation before promising adhesion. Do not assume every clear, painted, or textured layer is compatible with the next product.
3. Ask how the contractor will test readiness
The selected coating manufacturer’s current technical data should guide cleaning, surface profile, repairs, moisture limits, primer, application, and cure. Ask the estimator what site checks are proposed and what result allows work to continue.
- How will loose or weak material be located and removed?
- How will dirt, oil, sunscreen residue, biological growth, salts, chalk, and cleaning products be addressed?
- Is a bond or sample area appropriate for the existing finish?
- Does the system require a particular concrete surface profile or moisture evaluation?
- What happens if preparation reveals widespread failure or incompatible layers?

The right method depends on the actual surface and system; aggressive preparation can also damage the deck or nearby property if poorly controlled.
4. Define cracks, joints, and patches separately
Number each crack or damaged area on a photo. Ask whether it is included, excluded, monitored, repaired by the painter, or referred for another evaluation. Expansion and control joints may need to remain functional rather than be filled like a cosmetic crack.
For included repairs, record the product, preparation, approximate quantity, finish texture, cure requirement, and expected visual difference. A patch can be sound without disappearing completely. Agree on a sample or appearance expectation before the whole deck is coated.
5. Choose performance details, not color alone
Confirm that the proposed system is intended for the actual substrate, existing coating, outdoor exposure, and foot-traffic conditions. Discuss color and solar exposure, but also ask about texture, slip resistance, cleaning, chemical exposure, furniture, cure time, and maintenance.
No painted surface is slip-proof. Ask how the finish is expected to behave when wet, whether an approved texture or additive is available, how a sample will be evaluated, and how cleaning or wear may affect it. Households with children, older adults, or mobility needs should make the walking-surface decision part of the written scope.
6. Write the protection and access plan
- Pool water, coping, drains, screens, tracks, walls, doors, plants, equipment, and adjacent pavers to protect
- Cleaning runoff, dust, chips, and debris containment
- Furniture, grill, planters, toys, hoses, and pool accessories to relocate
- Gate access, alarms, pets, children, and occupied-home communication
- Weather monitoring and the product’s application and cure limits
- How long the deck, doors, equipment, and pool area remain unavailable
Confirm who handles the pool system during work and whether water level, circulation, or professional pool service needs coordination. A painter should not be expected to make pool-equipment decisions that are outside the agreed scope.
7. Compare estimates line by line
Each estimate should identify included square footage and boundaries, preparation, cleaning, repairs, primer, exact coating and texture, color, applications or coverage requirement, masking, weather limits, cure and reopening instructions, cleanup, exclusions, change-order process, and warranty terms. Ask whether the price assumes the existing coating passes a test area.
At closeout, save the product documents, color and texture record, repair map, application date, cure instructions, cleaning guidance, photos, leftover-material plan, and warranty. Keep the deck out of service for the full time required by the product and site conditions.
